Leak detection vs restoration. What's the difference?

After a leak causes visible damage, you'll typically deal with both companies — but in the right order, with the right scope, and from the right starting point. Confusing the two costs property owners money and weakens insurance claims.

TL;DR

These are complementary, not competing. LEAK DETECTION locates the source — typically called FIRST when the source isn't obvious. RESTORATION dries, removes, repairs, and decontaminates the damage — typically called SECOND once the leak is stopped. Skipping detection often means the leak isn't fully understood and the damage recurs.

When to choose which

Choose Leak detection company FIRST when…

  • Active leak — source unknown
  • Hidden leak suspected (walls, ceiling, slab)
  • Insurance claim where adjuster needs source identification
  • Strata inter-unit leak — need source unit identification
  • Pre-purchase inspection
  • Before restoration begins — to prevent re-leak

Choose Restoration company FIRST when…

  • Active flooding — water on the floor right now
  • Burst pipe with obvious source
  • Major water event needing immediate drying
  • Fire or sewage damage (also restoration scope)
  • After hours when detection isn't available

Choose Both, in proper sequence when…

  • Restoration: immediate water removal + drying
  • Detection: locate the actual leak source
  • Repair: plumber fixes the leak based on detection report
  • Restoration: rebuild and finalise after repair
  • This is the cost-optimal sequence for any major leak claim

Quick answers

Frequently asked

Why call leak detection if I already called restoration?

Restoration handles the consequences. If the leak source isn't found and fixed, the restoration is just a temporary mitigation — water will return. Detection identifies the source so the repair is permanent and the restoration is final.

Do restoration companies do leak detection?

Some do — but typically with basic tools (visual, moisture meter, sometimes thermal). For hidden or complex leaks, they often refer to specialist detection firms. The roles are genuinely distinct disciplines.

Can I do restoration without detection?

Possible if the source is obvious (burst pipe, known fixture failure). For hidden leaks, skipping detection often leads to a repeat claim within months — and insurers notice.

Will the restoration company find the leak for me?

If the leak is obvious, sometimes. If it's hidden, usually not. They'll typically refer to a detection firm or ask the homeowner to engage one separately. Coordinated calls between restoration + detection + plumbing make insurance processing much smoother.

Who's responsible for coordinating these companies?

Usually the property owner or property manager, sometimes the insurance adjuster. We're happy to coordinate directly with restoration partners — we maintain working relationships with most major BC restoration firms.

Is there ever a leak that needs detection but not restoration?

Yes — many. Small slab leaks caught early, underground service line leaks that haven't damaged any structure, pre-purchase inspections. Detection without restoration is common when the leak hasn't yet caused visible damage.

Will both companies' costs be covered by insurance?

Both are typically covered by BC home and commercial policies when there's an active water-damage claim. Our detection report supports both the detection and the restoration claim.
