Leak.ca is the customer-facing brand of AnyLeak, Canada's longest-serving leak detection specialist. ## What is leak detection?

Leak detection is the non-invasive process of locating water, gas, or refrigerant leaks inside walls, beneath floors, under concrete slabs, underground in pipes, in roofs, or in mechanical systems — without cutting, drilling, or excavating.

Leak detection uses several complementary technologies. The right combination depends on the suspected leak type, the building structure, and the access available.

## Detection technologies

### Thermal imaging
Uses an infrared camera (FLIR-grade) to detect temperature differentials caused by moisture. Water cooler or warmer than surrounding materials shows up as a distinct thermal pattern. Best for: wall, ceiling, and slab moisture mapping. Non-contact, completely non-invasive.

### Acoustic correlation
Listens to the sound of water escaping under pressure inside a pipe. Two sensors placed on either side of a suspected leak triangulate the location based on the difference in arrival time of the sound. Typical accuracy: within 30 cm over long pipe runs. Best for: pressurised water service lines, irrigation lines, copper risers in highrises.

### Ground Penetrating Radar (GPR)
Sends electromagnetic pulses into the ground or a structure. Reflections from subsurface objects (pipes, rebar, voids, soil layers, tanks) are processed into a subsurface image. Frequencies range from 1.6 GHz (high-resolution, ~45 cm into concrete) to 200 MHz (5+ metres underground). Completely safe — emits less RF energy than a Wi-Fi router. Best for: concrete scanning before coring, buried utility locating, void detection, buried oil tank detection.

### Tracer gas
Hydrogen-nitrogen mixture (5% H₂ in 95% N₂) is injected into a drained, suspect line. Hydrogen escapes at the leak point and rises through soil, concrete, or wall cavities, detected at the surface by a tracer-gas sniffer. Best for: leaks impossible to locate by acoustic or thermal — small leaks, low-pressure leaks, complex piping geometries.

### Drone thermal imaging
A drone-mounted thermal camera surveys building façades, roofs, and large properties. Best for: highrise envelope investigation, large commercial roof scans, multi-acre property surveys. Saves rope-access and scaffolding cost.

### Acoustic listening (ground microphone)
A surface-coupled ground microphone amplifies the sound of escaping water on buried pipes. Best for: confirming and fine-tuning an acoustic correlator's location estimate.

## Common leak types and symptoms

### Hidden water leaks
Symptoms: unexplained water bill increase, musty odor, damp spots without visible source. Common in walls, ceilings, under floors. Caused by failed plumbing joints, copper pipe pinholes, or appliance supply failures.

### Slab leaks
Symptoms: warm spots on a floor, foundation cracks, mildew at floor edges, sound of running water with all fixtures off. Caused by failure of the water lines embedded in or under the concrete slab. Typical age of failure: 15+ years on copper, 25+ on PEX.

### Underground service line leaks
Symptoms: water bill suddenly doubles or quietly climbs over months, soft or unusually green patches in the yard, low water pressure. Caused by corrosion, root intrusion, or shifting of buried copper, galvanized, or polybutylene service pipes.

### Roof leaks
Symptoms: ceiling stains, attic moisture, mold growth. Caused by failed flashing, cracked tiles, ice dams, blocked gutters, or aging membrane.

### Gas leaks
Symptoms: rotten-egg smell (mercaptan), hissing sound near a gas appliance, brown vegetation near a gas line. **Active gas leaks are a life-safety emergency — leave the building and call 911 or FortisBC at 1-800-663-9911 immediately.** Leak.ca can detect propane and natural gas leaks for diagnostic and insurance purposes once the safety hazard is cleared.

### Inter-unit strata leaks
Symptoms: water damage on one unit's ceiling from a leak in the unit above. Resolution requires identifying the source unit, the line of responsibility (common property vs. unit owner), and providing evidence for the strata's insurance claim.

## How a typical Leak.ca service call works

1. **Free phone consult.** Call 604-239-9934 or email info@Leak.ca. A technician (not a salesperson) listens to the symptoms and determines whether a site visit is genuinely needed.
2. **Scheduling.** If detection is warranted, we book a time that works around the property's tenants or operations.
3. **On-site detection.** Technician arrives, deploys the right combination of technologies (thermal, acoustic, GPR, tracer gas), and locates the leak.
4. **Report.** Written report with annotated thermal imagery, moisture maps, equipment manifests, and findings narrative. Formatted for insurance adjusters or trades.
5. **Handoff.** The leak is now precisely located. Property owner or property manager arranges repair with their preferred plumber, restoration company, or trade.

Leak.ca does not repair leaks — we locate them. This separation ensures unbiased diagnosis (no incentive to find a leak that isn't there).
